Can I have permanent residence in a mobile home? What are the conditions?

Many people ask whether it is possible to register permanent residence in a mobile home. In principle, it is possible, but certain conditions apply under the current legislation of the Slovak Republic. This article explains what is generally required when registering permanent residence in a mobile home.

1. What is permanent residence and what are the conditions?

According to Section 3 of Act No. 253/1998 Coll. on the registration of residence of citizens, permanent residence may be registered only in a building that is assigned a building registration number (or a building and orientation number) and is intended for housing, accommodation, or individual recreation.

The law does not specify the exact number of days that must be spent in the building; the key requirement is that the building is designated for these purposes and has a legal status that allows permanent residence registration.

Excerpt from Act No. 253/1998 Coll., Section 3:
“Permanent residence may be registered only in a building or part thereof that is assigned a building registration number or a building and orientation number and is intended for housing, accommodation, or individual recreation.”

2. Building registration number and orientation number

  • Building registration number identifies a specific building in the land registry and is assigned to buildings intended for housing, accommodation, or recreation.

  • Orientation number serves as a supplementary identifier, especially in densely built-up areas where precise location identification is required.

3. When is it possible to register permanent residence in a mobile home?

The mobile home must comply with the municipality’s zoning plan, and the project documentation must meet applicable regulations. Obtaining a building registration number is a prerequisite for registering permanent residence.

A) Mobile homes meeting technical and building standards

Some mobile homes, such as Super Arktik ® FAMILY, meet the technical standards for family houses (STN 73 4301). If fixed to a permanent foundation, they may in practice be assessed similarly to a family house, in accordance with applicable regulations and the municipality’s zoning plan.

B) Mobile homes intended for temporary or seasonal use

Standard mobile homes are intended for temporary or seasonal use and fall under the European technical standard STN EN 1647+A1. According to Section 3 of Act No. 253/1998 Coll., permanent residence may also be registered in such buildings if they are assigned a building registration number or orientation number and are designated for individual recreation. The law does not require these buildings to meet the technical standards for residential buildings.
