WHY MOBILE HOMES DO NOT REQUIRE AN ENERGY CERTIFICATE AND WHAT IT MEANS FOR OWNERS

Mobile homes, as well as other buildings with a usable floor area of up to 50 m², are EXEMPT FROM THE OBLIGATION to have an energy performance certificate. This exemption results from the European Directive on the energy performance of buildings and also applies under Slovak legislation. In this article, we explain the reasons for this exemption and how it affects mobile home owners.

Reasons why mobile homes do not require an energy certificate

1. Negligible energy consumption of mobile homes

Mobile homes, like other small buildings with a usable floor area of up to 50 m², have low energy demand. This means their energy consumption is relatively low compared to larger buildings. These small structures therefore contribute to a lower impact on emission reduction and energy efficiency, which is in line with the objectives of the European Union. For this reason, they are exempt from the obligation to have an energy certificate.

For mobile homes, which have relatively low energy consumption, it is unnecessary to spend resources on certification that would bring only limited benefit. Therefore, legislation has decided to exempt these buildings from the obligation to provide an energy label.

3. Legislative exemption under Slovak law

According to Act No. 555/2005 Coll., Section 2 (2) (f) , an energy certificate is not required for buildings with a total usable floor area of less than 50 m², which also includes mobile homes. This exemption is in line with European Directive 2010/31/EU on the energy performance of buildings, which has been implemented into the national legislation of EU Member States. Therefore, mobile homes are exempt from the obligation to have an energy certificate.
